Services

BCS provides services for new construction projects, leak investigations, and restoration programs for existing facilities, and exterior condition assessments of buildings. These services are specific to all exterior wall and window systems on commercial, institutional, medical, multi-family residential, governmental, hospitality, and retail facilities. Clients include general contractors, architects, property managers, and owners. BCS also provides building envelope commissioning services.

Our experience and capabilities include both historic and modern restorations / renovations, in addition to new construction. Wall design today is much different than early 20th century and before. Understanding how various wall types act to protect the interior is critical to successful new and remedial construction. We’re advocates of preserving and protecting the historic fabric of our beautiful older buildings whenever possible.

New Contruction Services
New construction services typically include architectural drawing and specification reviews, shop drawing and product data submittal reviews, pre-installation meetings, on-site observations, and water testing. Considerable experience of what works and what are the failure mechanisms of wall and window systems is offered as comments with the document reviews. On-site observations include site reports, usually with photos. During the construction or restoration phase, numerous opportunities arise of uncovered conditions or non-detailed conditions that require specific direction, in which BCS is accustomed to providing. Leak Investigation / Condition Surveys
Finding the cause for leaks and determining the best solution for repair and prevention of future leaks can be a costly and disruptive task without a good understanding of wall/window systems, materials, and the mechanics of moisture flow. Good facility management includes periodic assessments or surveys of the building envelope to be able to plan and budget repairs and maintenance. BCS can provide very useful condition analysis for this purpose.

Renovations / Restorations / Remedial Work
BCS can follow up investigations and recommendations with full bidding and construction documents for remedial works scopes, or work with architects, contractors, and owners by providing valuable input on design and product selection. BCS is accustomed to providing a complete service from investigation of problems to final completion inspections of repair contractors' work.
